Government Leases & Tenants
All expansions end...and we think this one will soon, which is we are being very prudent in our selection of recession resilient tenants, especially for single-tenant properties. On last week's webinar, we talked about the benefits of having strong track record tenants with long term NNN leases in place. This week, we want to highlight a special type of tenant that we find especially resilient in any market: government tenants. Here's why: 1. They tend to be very long term tenants 2. They reliably pay on time However, not all government leases are created equal, and they can differ quite a lot from traditional credit tenant leases, so it's important to have a thorough understanding about government leases when doing your due diligence. Join Rita Meehan, Director of Investor Relations at Wilson Investment Properties, on our upcoming lunchtime webinar on June 10, where she will discuss what we believe to be one of the most recession resilient commercial real estate strategies: government leases and tenants!
2019_6_3_SD IRA Webinar
Wilson Investment Properties presents our "lunch and learn" webinar series in partnership with Kaaren Hall, President of uDirect IRA. If you are new to or thinking of opening a self-directed IRA account to invest in alternative assets, such as real estate, then this webinar is for you! Despite being in the midst of a recession and mortgage market collapse, Kaaren Hall founded and made a resounding success of uDirect IRA Services. The single mom discovered a strategic way to put her 20+ years in mortgage banking, real estate and property management to use. The solution was an untapped market for both her skills and for investors – self-directed IRAs. Because self-directed IRAs can have a dramatic impact on retirees’ quality of life, Hall brings her full passion to educating Americans about the little-known investment vehicle. She has educated tens-of-thousands of investors and professionals on how to build wealth by taking control of self-directed IRAs. She says, “Financial literacy is not taught in schools, but our future depends on understanding it. Only about 4% of U.S. investors have a self-directed IRA. Why? Because most investors and many advisors simply aren’t aware of it.” Prior to her years at Bank of America, Indymac Bank and Hall’s own mortgage brokerage experience, she was an on-air news and traffic reporter and radio host. Now Hall broadcasts how to invest IRAs in real estate, land, startups and more. She takes pleasure in demystifying the subject via webinars, YouTube videos, live events, social media and her free weekly newsletter. Through uDirect IRA, she has guided thousands of Americans through the process of diversifying their investments using self-directed IRAs. Advantages of Primary, Secondary, and Tertiary Markets
Join us for our lunchtime webinar with Neil Wahlgren, COO at Wilson Investment Properties, who is responsible for our company's acquisitions. This bitesize webinar will present 7 minutes of easily digestible information with 8 minutes of Q&A to follow. What constitutes a better market depends on a number of factors. For example, assets like multifamily, office, and retail are heavily dependent on population growth metros with good infrastructure. That's why hedge fund and REITs like to buy Class A product in primary metros - it's lower risk...but also lower reward. Conversely, investing in tertiary markets are higher risk...but potentially also higher reward. Of course, the best scenario is when we can acquire an undervalued asset in a primary metro. Other assets like industrial depend more on accessibility to highways for distribution. Population is less of a consideration, especially since many industrial properties are increasingly automated and require less human input. Join Neil to learn about the benefits of investing in Primary, Secondary, and Tertiary markets.
